Our commission is negotiable and agreed in writing before you list, per California Department of Real Estate rules, and we walk you through pricing, prep, and the full settlement breakdown up front so nothing surprises you at closing.

Three things stretch a timeline, and all three are decided before the sign goes up: overpricing, deferred maintenance, and weak presentation. Each one costs you twice, first in time and then in the discount a stale listing invites. Days on market vary by neighborhood, price point, and prep, and in a balanced LA and Ventura County market our well-prepped listings tend to go under contract within 14 to 30 days. We address all three before we list.

Do you specialize in any particular client type?

We work with first-time buyers, sellers preparing to list, VA and CalVet buyers, and luxury clients. Each one loses money in a different way, so each gets its own checklist and timeline rather than one generic process. If your situation is outside what we do well, we will say so up front and point you to the right specialist. Being handled by someone learning on your file is its own expense.

What is the difference between a VA loan and a CalVet loan?

Choosing the wrong one is a mistake you pay for monthly, for as long as you hold the loan. VA loans come from the federal Department of Veterans Affairs and are guaranteed by the VA. CalVet is a California state program that buys the home and sells it back to you on a contract of sale, often with lower fees than a comparable VA loan. We compare both side by side against your service history, intended use, and timeline before you commit, not after.
